Ala Carte:
- Qualifying tenants, signing leases and collecting the first full month's rent (turning over the lease to the owner to manage and move in the tenant).
- Lease Only - advertise, find, show and qualify tenants for the property. Once approved, sign the lease, collect the first full month's rent, security deposit and turn the package over to the owner for move in and management.
- Management Only - the monthly day to day management of an occupied unit including collecting rents, sending notices, overseeing maintenance and the general day to day management of the home (when we take over management the tenant must be up to date and in good standing with rent payments and other issues).
Full Service:
Finding, showing, qualifying prospective tenants. Signing leases and collecting move in money due. Managing the home which includes some/all of the following:
- Collect Rents, Fees, and other charges due from tenant(s) with tenant option to pay via EFT
- Oversee day to day maintenance and repairs
- Offer 24 hour emergency service
- Render all legal notices (violation notices, demand notices, renewals, etc.)
- Appear in court for Landlord-Tenant cases or cooperate with attorney if found necessary (fees are responsibility of owner.)
- Execute on summary possession awards
- Collections on judgments (wage attachments, goods & chattel) when able
- Final Walk Through with tenants
- Security deposit disbursements
- Keep all deposits in a security deposit account at MTB Bank
- Send monthly statements detailing transactions via email and deposit via EFT into your account
- Send year end statements and 1099s for tax purposes
- All other day to day management needed
