Pleasanton Property Management is located off Main St in heart of downtown historic Pleasanton. We are an experienced, reliable, full service property management company offering both full service all inclusive management services and partial or "LEASE ONLY-TENANT FINDING" service. Our job is to place a quality tenant who will pay on time and keep your property in good condition. We are so confident of our ability to keep your property occupied with qualified tenants that we will not get paid any fee while your property is vacant. We work with relocation companies and most of our tenants placed are homeowners themselves. Our staff has over 20 years of property management experience and we are working weekends and answering phones 7 days a week. We specialize in the Tri-Valley area, from single family homes, condominiums and townhomes and do not do HOA Management or Commercial Management.

We screen Tenants; check reference for credit and rental history and criminal/eviction history

We sign lease contract using CA ASSOC REALTORS Legal Forms

We collect rent and any late fees if applicable

We perform Move In Move Out walk throughs with photos to document condition of property before and after it is leased

We manage repairs and deferred maintenance items or cleaning as needed with no extra fees added to vendor invoices and no set up or "AD FEES"

We send you a monthly statement along with a check or auto deposit to your bank

We can pay bills due on property or you can

We hold all deposits in our Trust Account at our bank in our building next door

We issue collection notices 3 and 30 day at no charge to you

We monitor property to increase rents or decrease when needed to ensure maximum return on investment

We charge you no extra fee to lease the property now or in the future and charge you no advertising fees or MLS fees. 24-hour emergency maintenance number with reasonably priced vendors working exclusively with us

Agents working 7 days a week (so when the prospective or existing tenant calls weekends they get a live agent and not an answering machine like most property management companies)
