- Posting property in Multiple Listing System for rent
- Marketing property for rent on multiple internet sites and with signage
- Process new tenant applications (online)
- Create new lease agreements
- Hold tenant security deposit in escrow
- Perform initial walk through of property
- Collect monthly rent
- Manage having necessary repairs made to property
- Maintain a $250 escrow account for small maintenance repairs
- Handle any tenant issues-including HOA violations
- Perform move out inspections
- Handle security deposit refunds or claims per the guidelines in Florida Statutes
- Post 3 Day Notice (if necessary for not paying rent)
