ABOUT US

Robb Fairchild Realtor is a full service, family owned and operated real estate company. Robb Fairchild and Jill (Fairchild) O'Sullivan are California Real Estate Brokers, working in leasing and sales, and Ellie Fairchild is the company's bookkeeper.

Robb and Ellie first met as college students at Chico State. Instead of moving from Chico after graduation, they planted their roots in Chico and started raising their family. Together, they have four children and nine grandkids. Two of their children and four of their grandkids continue to live and work in Chico.

I've spent 41 years listing, selling and managing single family homes and I belong to the National Association of Residential Property Managers (NARPM). When I am not in the office, I enjoy reading, gardening, hiking, going to the Saturday morning Farmer's Market in downtown Chico, and spending time with my family. I would love to have 16 grandkids someday!

Jill

I joined my parents at Robb Fairchild Realtor in 2014 and became an owner of the company in June of 2015. I have loved getting to know all of our owners and tenants and I look forward to meeting you. If you can't find me in the office, I can be found hiking in Bidwell Park with my husband, Sean, or on a walk with our dogs, Lito and Moose.

Ellie

I have been the bookkeeper at Robb Fairchild Realtor for the last 16 years and enjoy working with our property owners and our tenants on their accounting matters. I spend my time outside of the office golfing, visiting with my kids and grandkids (in Chico and elsewhere!), and hiking.

We have found that property owners can become overwhelmed when faced with the challenging task of managing their own rental property. Maintenance repairs and emergencies, late rent, unpaid rent, the time required to productively manage a property can be daunting. Let us do the work for you!

We believe that our residential property management services are the best in Chico. It is our goal to offer first-class service and a personal touch to every owner and tenant that we work with.

We offer the following services:

  • We advertise, prequalify, and show your property to prospective tenants
  • We process applications through credit agencies, background checks, employment verification, past rental references, etc.
  • We prepare Lease Agreement with applicable addendums and disclosures
  • We conduct an initial Move-In inspection of the premises, documented with hundreds of detailed photos, prior to occupancy
  • We maintain a 24/7, live telephone line for tenants and owners to reach us at anytime. If there is a maintenance emergency, we react quickly!
  • We establish Move-In/Move-Out Statement of Conditions between tenant and Robb Fairchild Realtor
  • We conduct a Move-Out Inspection of the property with the tenant prior to their lease termination, when applicable
  • After tenant vacates a property, we conduct a thorough Move-Out Inspection, complete with photograph documentation, to establish the condition of the property and to determine any tenant-caused damages or to identify necessary repairs
  • We arrange and supervise needed repairs, using our preferred vendors
  • We schedule and oversee professional cleaning and repair services during the course of the lease or upon the tenant's move out, as necessary
  • We collect rents, follow-up on delinquent rents, and remit rent proceeds to our property owners. We remit property owner's rent proceeds to them on or before the 10th day of the same month. For example, all of January's rent proceeds are remitted to the property owner on or before January 10th. Direct deposit and electronic statements are available, at no extra service charge, for all of our property owners
  • We post, deliver, and mail Three-Day Notices to Pay Rent or Quit, plus any other applicable Notices, at no extra service charge to our property owners
  • We initiate and oversee Unlawful Detainer actions in-house, with only the cost of filing fees and service fees charged to the property owner
  • We conduct periodic exterior and interior inspections of our managed properties
  • We make payments for recurring monthly invoices relating to the property (water, garbage, etc.), plus payment of mortgages, taxes, insurance, etc., with property owner's agreement
  • We provide monthly and year-end financial statements, plus file all required IRC MISC 1099 Forms and other applicable forms and documents
