SouthTrend was formed in 1992 by Craig Rathbun, CCIM, former director of the Melbourne Florida Economic Development Council, and former Political Director of the National Association of Realtors in Washington, D.C..
SouthTrend has specialized in asset management, tenant representation, and portfolio analysis. SouthTrend serves a market area that reaches as far south along the Florida east central coast to Vero Beach, and as far north as Titusville and the Kennedy Space Center. SouthTrend also serves the greater Orlando metropolitian area to the west of Melbourne.
His successor, Adam Rathbun, CCIM, is on the Board of Directors of the Florida Commercial Brokers Network and an active member of the Melbourne/Palm Bay Area Chamber of Commerce, as well as the Economic Development Commission of Brevard County. Adam Rathbun is a liscensed member of the esteemed Certified Commercial Investment Manager Program, which is one of the highest designations a commercial realtor can receive. Adam graduated from the University of Central Florida in 1996 and has been the President and Broker of record of SouthTrend Realty since 1999.
Property Management
SouthTrend's approach to property management follows three rules:
- Protect the asset value through regular inspections and preventative maintenance, as well as providing necessary security.
- Enhance the asset value by constant upgrades that are specifically selected to provide return on dollars invested both through asset value growth and net income growth.
- Achieve the highest possible net income return to the investor (owner) without sacrificing long term tenant relations and asset value enhancement.
MANAGEMENT SERVICES
- Maintain tenant relations, invoice rents, collect receivables, make bank deposits, produce yearly CAM billings (if necessary), maintain rent rolls and pay all expenses.V
- Negotiate service contracts and supervise vendor services.
- Lease Administration including rent rolls, lease expiration schedules, rent increase schedules, security deposit reports and tenant insurance certificates.
- Produce monthly and year-to-date operating statements which will include all income collected and expenses paid.
- Record tenant repair/maintenance requests, log, track and follow repairs to completion with maintenance vendors. See monthly property inspection checklist.
- Periodic site inspections to monitor tenant activity and required maintenance.
- Prepare and distribute monthly owner disbursements.
- Maintain all tenant leases, tenant correspondence, service contracts, maintenance records, paid invoices, bank statements and legal documents.
- Distribution of excess cash flow to the landlord on a monthly basis.
