How do you choose a property management company?
Choosing a property management company is a big decision but how do you decide on the right company for your property.

All of the property management companies that advertise are going to tell you they are honest, have experience, and are capable of managing your property. So, how do you choose?

First, is the company currently managing similar property in the market area where your property is located? If you own a single family home or a vacation rental, does the company manage single family homes or vacation rentals in the city where your home is located? If you are a Board Member of a 100 unit condominium association, does the company manage similar 100 unit condominium associations? If you own a 200 unit apartment community, does the company manage similar 200 unit apartment communities in the city where your apartment community is located?

Second, does the company have enough experience managing property like yours? How long has the company been managing property similar to yours? There's a big difference in a real estate salesperson trying to supplement their income during a down cycle and a real property management company that has been managing property for years.

Third, is the company the right size for your property? Is it big enough to handle the job but small enough to give you adequate personal attention?

Fourth, is the company keeping up with technology? Times are changing and many rentals are now done over the internet. Property management and accounting software improve almost daily and clients can access information in real time at any time.

Finally, companies are made up of individuals - you need to meet the individuals who will actually work on your specific property. Do the actual individuals that will supervise your property have extensive property management experience?
