Just in Time Property Management JIT maximizes your investment potential through:

  • Market Knowledge - We thoroughly research competitive rental prices to help you set attractive rents, ensuring the lowest vacancy rates.
  • Marketing/Advertising - We prepare and post attractive marketing materials on multiple internet sites to attract potential tenants. Your property is also listed in the Triangle MLS, where other Realtors™ can easily find it. We coordinate all showings, and meet all tenants in person.
  • Tenant Qualification - All applicants are carefully screened with background and credit checks. We personally visit qualifying applicants in their current residences to evaluate living conditions.
  • Lease Preparation - We use approved standard NC leasing forms, with addenda to cover virtually every condition, from general maintenance responsibilities to pet permissions.
  • On-line Services - You have 24/7 access to income, expense, and maintenance information in our state of the art landlord portal. Tenants also have the ability to monitor their accounts, submit repair requests, and pay their rent.
  • ACH Payments - Landlord payments are made on the 10th of each month directly to your bank. No need to wait for the mail and run to the bank to make a deposit.
  • Escrow Accounts - We maintain escrow accounts for each property to hold your tenant security deposits.
  • Maintenance/Repairs - We maintain a highly-qualified list of contractors and vendors who provide excellent, timely services at very competitive rates. We coordinate and supervise as needed, with NO MARKUP.
  • Regular Inspections - We both want your property to be in top condition. We conduct quarterly inspections of each unit to ensure filters are clean and the property has been adequately maintained.
