Tenant Showings - Show prospective tenants vacant units as soon as reasonably possible. Pre-screening process will be conducted via telephone. Maintain a showing schedule and report results to Client. Maintain daily telemarketing efforts for anyone who initially called in. Track tenant lead sources.
Tenant Screening - Conduct thorough tenant screening to include full background check, credit and criminal check, eviction check (at the district magistrate level) at the Tenant's expense. Third party company guarantees accuracy and checks all 50 states at three different levels. One of the most thorough in the industry. Approval depends on points system determined by REMA. All screening is compliant with fair housing laws.
Tenant Placement - Place qualified tenants in vacant units as soon as possible to minimize vacancy. Conduct lease signing to educate tenant on the lease terms, collection procedures, systems of the home, emergency procedures, and other key elements of the lease. We will determine rents based on current market value and consult with Client only if outlined in the Agreement.
Rent Collections - Collect monthly rents from the tenants payable to Real Estate Management Advisors, provide receipts for cash payments, and notify owner of any delinquencies with respect to payments of rent. We will serve the proper preliminary notices in the event an eviction is required.
Advertise Properties - Thoroughly advertise units as an ordinary expense in 25 different places; including the newspaper, internet outlets, referral programs, government programs, and other proprietary media.
Accounting - Maintain full, detailed and accurate records and accounts of all receipts and expenditures with respect to the property, which records and accounts shall be available for review by the Property Owner or his representatives, at any reasonable time. We will be responsible for the day to day accounting and banking for client.
Reporting - REMA has online reporting to all clients. We will send to the Client (Property owner) on or before the fifteenth day of each month, a detailed, itemized statement of all property rent collected and expense receipts incurred during the month.
Maintenance - We have on call 24-hours per day for maintenance emergencies and will make every reasonable effort to protect the property during emergencies. We will responsible for reducing overall maintenance costs, discovering ways to complete repairs more cost-effectively, and ensure tenant is rebilled for any damages caused by them. We will adhere to maintenance limits set by Client during ordinary monthly maintenance.
Maintenance Inspections - We, at the request of the Client, will employ the strategy of monthly or quarterly inspections to ensure the well-being of the properties. We will send maintenance personnel through the property and note any repair issues, missing smoke detectors, plumbing and/or mechanical issues. At the time any issues are found we will either remedy (if within the predetermined limits) or notify the Client via email for remedy and/or notify tenant if they are deemed responsible for such repairs.
Record Management and Backup - It is the goal of the We to keep their systems as paperless as possible. All records are stored electronically with off-site backup to ensure compliance and safeguards against data loss. Records will be made available upon request at any time.
