Professional Property Management Services Provided
Non-Management:
The non-management fee is equivalent to one months rent which includes:
- Property Marketing
- Property Showings
- Process Rental Applications
- Credit Check, Background Check, Rental Verification, Employment/Income Verification
- Lease Preparation (Collection of Security Deposit and First Months Rent)
- Handle Move In Process (Distribution of Keys, Move in Inspection, Welcome Package)
- Offer Co-Broke to other Real Estate Companies
Day to Day management of the property, tenant concerns, and collection of remaining rent are the owners responsibility. Lease Renewal options are available at the cost of $200.
Full Management:
The Management Fee is 10% of the monthly rent, plus a leasing fee equivalent to one months rent. Full management services include all of the non-management services as well as:
- Collection of Monthly Rent, Monitor payments, 5 day letters, 7 day violation letters, Court appearances if applicable.
- Respond to tenant calls and resolve tenant challenges. Handle all maintenance requests.
- Provide financial information and documentation for tax purposes.
Landlord Assistance:
The Landlord Assistance program is beneficial for those landlords who have already secured or choose to secure their own tenants but who can still utilize the services below:
- Lease Preparation, Credit Check, Rental History Verification, Employment/Income Verification, Lease Renewal, and Amend an existing lease.
