Personalized attention to your property means you will have one manager who cares for all aspects of your property. We do not departmentalize! What this means for you as an owner is you will form a partnership with one manager who can provide an answer to any question or concern regarding your property. We maintain all managed properties as if they are our own and strive to achieve maximum cash flow while maintaining the balance of satisfied tenants and upkeep of the property.

Our management program allows for a passive ownership position by providing the following services:

  • Tenant Screening. Credit checks, background checks and employment verification as well as current and previous landlord references.
  • Rent Collection. All rents are due on or prior to the 1st of every month with managers sending out late notices and personally calling tenants on the 6th of the month if rent is not received. By the 15th of the month, 5 day notices are sent if an agreed payment plan is not in place.
  • Accounts Receivable and Payable. Each property has an operating account with full access for ownership, with our office maintaining further details using Skyline 2016, a leading property management accounting software.
  • Emergencies. We are on call 24 hours a day, 7 days a week, to handle emergencies.
  • Monthly Financial Statements. Every month the owner receives a financial statement detailing current and year to date accounting along with a disbursement report, rent roll and tenant delinquency status report.
  • Evictions. In the event of an eviction we work with an attorney throughout the entire process and appear in court.
  • Collections. Any tenant owing a balance after possession is released is remanded to a collection company that reports to the credit bureaus. We continue to monitor collection efforts indefinitely.
  • Budgets. Professional annual reconciliation and budgeting for triple net leased properties.
  • Tenant Billing. Preparation and billing of tax stops, insurance, utilities, etc.
  • Tax Appeals. Yearly initiation and monitoring of real estate tax appeals with professional tax appeal offices.
  • Quarterly Inspections. All properties have exterior and common area inspections on a quarterly basis with detailed reports and pictures provided.
  • Annual Inspections. On an annual basis we perform individual apartment unit inspections where we also encourage ownership to attend. Detailed reports and pictures are also provided to the owner.
  • Maintenance. All maintenance and repair contracting is outsourced and is contracted by experienced and insured contractors with the most competitive market rates.
  • Contract Review. Regular reviews of all contracts are performed to ensure competitive pricing. This includes, but is not limited to: insurance, landscaping, snow removal, refuse, alarm monitoring, janitorial, HVAC maintenance, backflow device testing, etc.
  • Marketing and Advertising. All available units are marketed and advertised utilizing our proven marketing system that generates optimal exposure to obtain quality tenants.
  • Leasing. Negotiations, drafting and final execution of all new leases and lease renewals.
  • Construction/Project Management. Oversight of all projects, large or small, inclusive of inspection, proposal request drafting, review and award of contractor's bid, continued communication throughout project, final inspection, payment and lien waivers.
