Royal Realty is a locally-owned and operated company specializing in property management, sales and leasing of income property throughout Fresno, Clovis, Madera and other Central California locations.

Royal RealtyRoyal Realty was started in 1966 by Marty Garabedian as a Real Estate Brokerage firm. In 2008, Marty retired and his grandson, Matthew Garabedian took over as the Broker of Record. Since taking over Matthew has grown the company through a customer first approach.

Our company manages everything from apartment buildings, multi-family residences or individual homes. As landlords too we understand the job. We work hard to maximize owner profitability with efficient management of our clients properties while maintaining attractive and competitive fees.

We offer 24/7 access to all of our clients by offering the ability to log into a personal account and view all property records real time to any of their properties anywhere they have an internet connection. Our Property Management Services Include:

On-Line Marketing: Our extensive on-line marketing procedures is a cut above the rest and will include any or all of the following marketing procedures in order to procure the highest-quality tenant in the least amount of time.

  • Video Uploads of Vacant units to several websites for online tours and viewing
  • Online ad placement to several sites including Trulia, Craigslist, Hotpads, etc.
  • Social Media presence on Facebook, Twitter, Youtube
  • Good old fashioned Flyers and Word of Mouth!

Qualifying Prospective Tenants: Our screening process which includes careful review of prospect's credit report (including history of unlawful detained and/or prior evictions), rental history with current and previous landlord, employment history and income verification to ensure that we have selected the most qualified tenant for your property.

Preparing the Lease: we will prepare a lease-agreement including all addendum's and disclosures required by law in order to properly secure your tenant prior to occupancy of the property.

Maintenance and Repairs: Your tenant will be able to reach our maintenance department who will quickly identity and resolve all maintenance or repair issues in a timely manner. We offer the tenant unrestricted access through our on-line request forms so that all requests are processed and handled efficiently.

Monthly Statements: Rent will be collected on the first of each month. A computerized monthly statement describing all activity for each month will be sent to you along with any monies owed after expenses. Our company proudly utilizes the cutting edge on-line management systems to give the owner complete transparency with financial reports anytime they wish to log in!
