Inspections: Perform a weekly on-site inspection of the general cleanliness and condition of common areas. Inspection will include all areas that contain turf, shrubberies, trees, plants, flowers, fencing, retaining walls, ponds, and lighting; as well as permanent structures and amenities including streets, sidewalks, swimming pools, clubhouses, park and playground equipment, entrance areas and other architectural features to ensure adequate care and maintenance is being provided. Inspect for violations of the HOA's Covenants, Conditions & Restrictions.

Amenities: Manage and/or monitor or cause to be monitored, certain amenities of the subdivision including, but not limited to, swimming pools, clubhouses, parks, playgrounds and entrance gates. Make certain the distribution of any access keys, cards, remotes or transmitters to HOA members is made in a timely manner.

Violations: Manage the compliance and enforcement of the Covenants, Conditions & Restrictions. Maintain a record of all covenant violations discovered during weekly property inspections or reported by an HOA member. Work closely with those in violation of the covenants and use all means available to bring the homeowner into compliance. Handle all violations from initial discovery to resolution.

Contractors & Vendors: Secure contractors and vendors for special projects and general maintenance and repair. Confirm contractor's or vendor's workers compensation and liability insurance is in force before project or service is awarded. If applicable, confirm contractor's or vendor's professional license and/or bond is in force before project or service is awarded. Provide oversight of every project or service undertaken on behalf of the HOA. Verify that the job the contractor or vendor is hired to perform has been properly completed before invoice payment is issued. Maintain a list of preferred contractors and vendors who have a proven ability to provide quality products and services at a reasonable price.

Bids, Contracts & Purchases: Select contractors and vendors utilizing competitive bidding procedures and written specifications. Accept no fewer than three bids for any given project or service. Review and evaluate all bids received in accordance with the required criteria. Negotiate and execute contracts and make purchases for common area maintenance, general repairs, improvements, special projects and other services necessary to maintain the HOA's common areas. Keep the Board of Directors apprised of the bids that have been accepted and the contracts that have been executed on behalf of the HOA.
