Advertising

Advertising your property in publications considered most effective for the area, MLS, placement of signage and web marketing.

Leasing

We aggressively market your property, making every effort to lease it as quickly as possible. We show prospective tenants available units and handle negotiations. A credit check, previous landlord history, job verification, and personal references are investigated when possible.

Disbursements

The balance of rents collected, less management fees and expenses, will be forwarded to the owner on about the 18th working day after the first of the month, as long as tenants rent is paid by negotiable funds.

Reports

A monthly accounting report is prepared and sent out from our office detailing rents and disbursement. Original invoices from vendors needed for services will be provided. An annual year end tax summary is provided for tax purposes.

Maintenance

All efforts are exercised to contact owners for approval prior to commissioning repairs costing more than $100, with the exception of an emergency. We employ, supervise, and take charge of all repairs and redecorating. We purchase supplies deemed necessary to protect the property with the owners approval.

Homeowner Associations

We contact the homeowner association management company to report any pertinent tenant information for their records. For accounting ease, we can pay dues directly.

Taxes and Registration

We collect and file transaction privilege tax. We complete and file with the Maricopa County Assessor the Registration of Maricopa County Residential Rental Property form and fees.

Evictions

Rents are due on the first of each month and delinquent on the fourth. Delinquent notices are delivered and posted as necessary. If a tenant does not voluntarily vacate the premises, after the proper notices have been served and deemed necessary, and attorney will be retained to handle the case.

Insurance

Liability insurance is needed for the property owner. We Recommend an agent that can provide the owner the proper non owner occupied insurance.

Wise Realty AZ, Inc. allows tenants to pay rent quickly and conveniently Online, using a bank account or major credit card through our Buildium accounting program.
