We have over 20 years of experience in renting properties. We are a small husband/wife team with attention to detail. We help with Property Management in Longmont, Greeley, and Boulder. We also can help with Property Rental Management and Marketing, in these towns as well.

Leasing Units:

  • Run credit checks
  • Accept initial rents and deposit
  • Negotiate rental leases
  • Sign leases and sign property condition checklist
  • Give required disclosure forms

Property Turnover

  • Inspect unit upon tenant move-in
  • Conduct anniversary meetings and send thank you letters
  • Inspect unit upon tenant move-out
  • Supervise general cleaning of unit upon tenant move-out
  • Supervise cleaning of floors, carpets, rugs, kitchen cabinets, countertops, sinks, stove, oven and refrigerator, bathtubs, showers, toilets, and plumbing fixtures
  • Order the repair of doors, windows, window coverings, mini-blinds if needed

Rent Collection

  • Collect Rents when due
  • Promote and establish auto draft and electronic payment accounts
  • Maintain rent-collection records
  • Collect late rents and charges
  • Serve late rent, pay or quit, and unlawful detainer notices
  • Serve rent increase and tenancy termination notices
  • Deposit rent collections in bank

Maintenance

  • Conduct mostly drive-by inspections
  • Conduct semiannual interior inspections
  • Provide monthly report of maintenance, repairs, and utility expenses to Owner
  • Order lawn care, trim bushes and rake leaves
  • Arrange for snow removal
  • Inform Owner of maintenance and repair needs
  • Handle plumbing issues
  • Garbage disposal stoppages/repairs
  • Supervise faucet leaks and other plumbing problems
  • Supervise appliance repairs
  • Order and supervise electrical problems
  • Handle key replacement
  • Submit weekly/monthly time sheets to Owner detailing activities, materials purchased and receipts
