Our Services

• Visit the property, place, coordinate, conduct and monitor all advertising and marketing of your available property.
• Show your property to prospective tenants.
• Thoroughly screen all prospective tenants and conduct credit, criminal background, previous rent, current employment and credit checks and verifications.
• Prepare all necessary paperwork, including lease agreements, addendums, rules & regulations, CC&R's, condition reports, receipts and other paperwork as needed.
• Collect first month's rent and security deposits.
• Walk through property with new tenants, explaining care and maintenance expectations and instructions.
• Collect and deposit all rent monies.
• Provide owners with monthly statements, owner draw deposits and 1099 form
• Handle maintenance issues and coordinate repairs and maintenance as needed.
• Solve problem issues with tenants.
• Conduct periodic inspections of the property.
• Communicate with home owner associations (HOA's) as appropriate.
• Conduct move-out walk-through inspections, assess for damages and write report.
• Return move-out tenant's security deposit monies, deducting for costs of damage repairs.
• Coordinate any repair work and prepare property for move in ready condition.
• Utility management while property is vacant.

Lease-up service: $999.00

• Prepare all necessary paperwork, including lease agreement, addendums, rules, CC&Rs, condition report, receipts and others as needed.
• Collect first month's rent and security deposit monies.
• Walk through the property, explaining care and maintenance instructions with new tenants.
• Provide a statement of charges and funds collected.
• Provide copies of all paperwork to owner for their records.
• Forward net rent money and security deposit to property owner.
