Residential Property Management
- Conduct initial inspection- Determine unit Condition and Market Rate.
- Advertise property: Multiple listing Services (MLS), Various Internet Sites, & Company Website.
- Screen Tenant(s) - Perform Criminal, Credit and Eviction History Background Check
- Conduct Walk Thru inspection with the Tenant and they sign verifying the condition of the unit at the time of possession.
- Conduct at Least Quarterly Inspections of the property from the exterior and Annual Inspections of the Interior.
- Collect rent and disburse to the Owners Monthly between the 15th & 20th of each month.
- Ensure all terms of the Lease including but not limited to Lawn Maintenance, Pet Policy are being adhered to.
- Conduct final walk through when tenant leaves and assess any damages. Damages are deducted from the security deposit and released to the owner per Florida Statue.
- Tenants Contact us concerning maintenance issue. All Maintenance over a pre- set amount will be discussed with the owner, unless it is an emergency situation. Owner is responsible for Maintenance cost. Tenant caused maintenance issues will be charged to the tenant. Upon payment by the tenant, owner will be reimbursed.
We will try and get as close to the rent you desire as possible. You decide on the minimum rent you wish to rent for. If we have some one who wants to rent for less we will contact you prior to renting for less than the minimum rent.
