Bridgepoint Property Management

Bridgepoint Property Management offers a flat monthly management fee of 8% of the property rent (monthly minimum of $85). For new leases, there is a one-time charge of 50% of the first month's rent as a Leasing Fee. Renewals are a flat $250 charge. We do not charge a management fee for vacant properties.

Preparing Your Property

• Evaluate property and provide analysis to determine your optimum rental rate
• Provide suggestions for property improvements to increase rental rates
• Review and document necessary repairs and potential safety issues
• Perform necessary repairs to prepare for Move-in

Marketing Your Property

• Build and manage your property listing with several of our listing partners like Zillow, Apartment List, Trulia, Lovely, and even Craigslist.
• Provide lease negotiation and preparation on the Owner's behalf
• Provide screening services for all applicants including credit, criminal and eviction history
• Show the home to prospective tenants

Managing Your Property

• Maintain excellent, consistent communications with owners and tenants
• Provide rent collection, record keeping and handle legal actions including evictions when necessary
• Perform periodic inspections
• Handle the move-in, move-out processes including personal inspections
• Provide maintenance and repair services through our in-house services or through our network of licensed contractors

Financial Diligence

• Supply monthly and annual accounting statements as well as year-end income/expense statements and 1099
• Aggressively pursue rent collection to ensure owner income
• Approve bills and deduct expenses
• Disperse owner proceeds monthly
• Provide Owner online access to property financials
