ONIT Property Management, Inc.ONIT Property Management, Inc. manages Homeowners Associations in the Los Angeles area by offering two levels of service:

ADMINISTRATIVE AND FINANCIAL MANAGEMENT

  • Maintain a homeowner roster. Invoice and collect assessments as they become due.
  • Deposit all cash receipts into the Association's FDIC insured bank account.
  • Assist the Board of Directors with transfers to and from the reserve account.
  • Maintain financial records for the Association and assist auditors and CPA's with tax returns and annual reviews if required.
  • Prepare and provide a monthly financial report to the Board of Directors that is consistence with generally accepted accounting principles.
  • Provide the Board of Directors with a proposed operating budget for the upcoming fiscal year based on historical data, maintenance projects, and known vendor increases. Assist in developing and approval of a final budget.
  • Prepare and distribute an annual budget disclosure packet in accordance with California Civil Code.
  • Receive vendor invoices and other payables. Review and prepare payment in a timely manner.
  • Assist the Board of Directors with coordinating meetings and preparing agendas.
  • Assist the Board of Directors with any legal or insurance claims.
  • Assist the Board of Directors with violation notices, owner correspondences, and vendor communications.
  • Assist the Board of Directors with any legal action needed for situations in violation of the Associations governing documents.
  • Report violations to the Board of Directors and assist with appropriate action to rectify the situation.
  • Assist the Board of Directors with the annual election mailers and facilitate the annual meeting upon request.

FULL SERVICE PROPERTY MANAGEMENT

  • Administrative and Financial Management as listed above.
  • On a quarterly basis, perform a site inspection to ensure the property is being properly maintained in accordance with vendor contracts and to notify the Board of Directors of any owner violations, potential risks or hazards, and to offer suggestions for improvement.
  • Manage service requests for maintenance and repairs.
  • Promptly respond to urgent service requests and after-hours emergencies.
  • Assist the Board of Directors in obtaining bids for services and provide input during the selection process.
  • Ensure each contractor is licensed and that a current certificate of insurance, which includes liability insurance and workers compensation, is provided.
  • Assist the Board of Directors with any major issues or concerns that are in conflict with the Associations By-Laws, Covenants, Conditions and Restrictions.
  • Monitor vendor and contractor performance to ensure that they are in compliance with the specifications of the agreement.
  • Prepare a management report in accordance with the Board of Directors meeting frequency.
  • Attend general, annual, and Board of Director meetings as agreed upon in contract.
