About Us: Tom's Property Management is a small PM company, and our owners and tenants love it. Being able to reach your property manager is step one. We can't count how many times we hear owners from other management companies say they can't reach their property managers for anything. Our philosophy is to not manage over 200 single family homes in the DFW area. We currently manage a little over 100 as of September 2016. Rents ranging from $900 - $6000 per month. So we are familiar with any shape or size. When you get over 300+ properties, the management companies quality of service begins to dip dramatically, so that's why we will keep it small, so our service is never compromised. Being a business owner my self, I want to keep costs as low as possible when it comes to my expenses for the business. So I recognize you owning a rental property, is you owning a business, and you want to keep costs as low as possible with your rental as to not eat into your profits.

2 things I like to make sure I provide to my owners is low management fees, and low repair costs from our vendors and contractors.

At $75 flat monthly, our management fee is considered one of the lowest in the DFW area. On average our owners are saving $500-600 a year with our services, and that is compared to all of our competitors. Without having any start up costs, hidden fees, renewal fees or mark ups on repairs, we are able to accomplish this amount of savings for our owners.

When dealing with repairs, we aren't going to send any Joe Schmo with high repair costs out to your property. Each vendor or contractor we use has been tested on several different jobs they bid to see what their pricing is. We then compare those bids to our other contractors bids to find the lowest pricing offered by a vendor or contractor. If you've got a home warranty no problem, we can work with them too.

A great example of this would be when we found our new handy man that can do everything from painting to plumbing. We were using a plumbing company that seemed to have reasonable prices, then found out our new handy man was beating his prices on all the plumbing jobs by 20-30%. So do you think we still use that old plumbing company? Not a chance, our new guy is getting our owners the best price for the work needed. And we use that method with all of our contractors. Best part of our repairs is that the owner approves the price before the work is started. That way, if you're not comfortable paying that repair cost, we will go back to our guy for a lower price, or get you up to 2-3 separate estimates for the job.

Our FEE's - Just 2 Fee's. No other fees of any kind.

  1. $75 Flat Monthly Management fee. We don't charge it, unless we collect the rent.
  2. 50% One time lease up fee. Not upfront, we take this out of the first months rent after the tenant has moved in.
