We have over 30 years of experience and here is what we can do for you

1. Develop a partnership with the owner.

We can handle your rental property for you from day one. We have a flat fee of 10% of rent, if there is no rent, we do not collect our fee. No extra advertising or start up fees. We handle showing your property, screening prospective tenants, credit checks, inspections and handling all of the tenants needs. We collect the rent, send your rent disbursement through direct deposit, as well as set up your online account so you can see all of your properties activities and statements. You can reach us easily as we always answer our phones. We believe communication is the key to successful business.

2. Receive Rental Inquiries:

  • We list on the internet military AHRN site
  • Obtain exposure in local newspapers if agreed by you the owner
  • List property on the MLS site for Realtors and their clients.
  • Supply sign and Lock Box for easy showing by agents
  • List property on all internet hubs

3. Screen Prospective Clients:

  • Take detailed rental application
  • Run thorough tenant screening including credit check
  • Contact previous landlord/employer
  • Help evaluate application information
  • Rent or reject applicant per your approval or denial

4. Perform Rental Walk-Through:

  • Check condition of property before occupants' move in.
  • Perform semi annual inspections
  • Recheck condition of property at move out

5. Collect Deposits and Rental Checks:

  • Collect security deposit
  • Non refundable pet fee, if applicable

6. Receive ALL calls regarding the property:

  • Emergencies
  • Complaints
  • Maintenance and repairs
  • Payment issues

7. Handle maintenance and repair issues

  • Per owners' instructions
  • In major repair cases we get at least two estimates for owner

8. Online access to your account including

  • Rent collected
  • Commissions paid
  • Miscellaneous expenses
  • Owners' balance
  • Lease expiration reminder

9. Yearly Information

Year to date statements (also available online) Form 1099 for Income Tax

10. Collections and court work

  • Send five day late notices
  • Unlawful detainers, judgments and evictions.
