Oyster Creek Properties, LLC is an all-inclusive property management company in Charleston, South Carolina that offers personalized service to its clients. We provide a variety of property services and always have our clients' best interests in mind.

Below is a list of the property management services we provide. All services are included in the monthly management fee of 9% and the fee is only charged when we begin collecting rent from a tenant. There are no additional fees associated with managing your property, only a $250 origination fee for the initial set up and a $250 charge only if there's a tenant transition.

Long-term Leasing Services

• Advertise and show the property to prospective tenants
• Perform credit check, background check, and obtain rental references on all applicants
• Report applicants' qualifications to you for final decision to lease
• Prepare and review lease agreement with the tenants immediately upon owner approval
• Collection of security deposit equal to one month's rent
• Assist tenants with move-in and move-out process
• Perform inspection prior to tenants' occupancy and upon departure
• Conduct regular inspections to ensure that the property is being maintained and cared for properly
• Collection of monthly rent, disbursement of rental proceeds to owner, financial accounting
• Handle maintenance calls and coordinate work with tenants and contractors
• File necessary paperwork for eviction upon non-payment of rent, damage or neglect of the property
