Our Process

We've listed the steps below, but basically you just sit back and enjoy the monthly payments from your investment property and we handle the rest.

Initial Inspection & Management Agreement

  • Inspect property, look for possible improvements or safety issues, and determine the life expectancy of any major cost items.
  • Provide one year analysis and budget including optimum recommended rental rate.
  • Execute Management Agreement and we take over management of the property.
  • Perform any property updates or repairs

Listing and Leasing

  • Minimize vacancies by listing your property on all local rental sites or by selecting someone from our list of qualified renters.
  • Manage showings to potential renters.
  • Screen all potential renters by way of criminal background, credit and rental history checks.
  • Draft, execute and file all lease agreements.

Property Management

  • Manage rent collection and owner disbursements.
  • Inspect property at move-in and out of each tenant and semi-annually.
  • Conduct or manage the oversight of any necessary repairs and make payments to vendors.
  • Handle all legal matters including tenant evictions if and when necessary.
  • Maintain good communication to foster great relationships with owners and quality tenants.

Financials and Reporting

Manage all financial transactions regarding rental and maintenance of the investment property for the owners. Provide monthly and annual financial statements to owners with constant access to financial info via the Owner Portal on our site. Disburse owner proceeds monthly less any expenses incurred for maintenance. Distribute annual State of the Market newsletter with pertinent real estate and demographic information in Charleston and surrounding areas.

For all of the services we provide we charge a simple fee structure of 10% of the monthly rent with a leasing fee of 25% of the first month's rent to cover the expenses of the leasing process. No fee is charged on months where the property is vacant.
