Management Services

Rafco employs a proactive approach to professional property management. Rafco takes a no-nonsense approach based on a long-term thinking and doing the job right the first time. This philosophy applies to all management areas including financial, operations, maintenance, life safety, security, strategic/long term planning, amenities, capital improvements, construction management, building system automation (BAS), energy efficiencies, and cleaning.

Maintenance

From day-to-day operations and repairs to highly technical systems issues, to preventative maintenance programs, Rafco engineers are prepared to address every situation. With over 150 years of combined maintenance experience, these seasoned professionals always do the job right the first time.

Financial Accounting

Rafco provides comprehensive accounting services allowing clear, transparent, and detailed reporting and funds management. The wide-ranging offerings include accounts payable/receivable for contractors and services, along with general administration and accounting. For Associations, we manage dues, special assessments and other income to the Association.

Budget Preparation and Planning

Analysis by experienced property management experts of the current budget, current and historical expenditures, and cash flow, provides significant insight for future planning and identifies where savings in money and resources can occur. We provide customized annual financial reports and forecasts.

Payroll & Employee Benefits Management

Complete management of all aspects of payroll accounting for property staff including: time & attendance; calculating and depositing payroll tax for federal, state, and local jurisdictions; prepare and submit payroll tax returns and compliance reports; direct paycheck deposits and payroll check preparation and disbursement; State Unemployment Insurance Taxes management; monthly reconciliations. Rafco provides comprehensive administration and management of employee benefits and insurance packages.

Capital Improvements

All properties require timely capital improvements for functionality, aesthetics and safety of the residents. Rafco's seasoned staff has years of engineering, planning/design, and commercial/residential construction experience. In addition, Rafco utilizes preferred partners to provide expert consulting and construction oversight for all types of capital improvements.

Cleaning

Rafco Clean, a business unit of Rafco, provides customized professional cleaning services for over ONE MILLION square feet of residential and commercial properties. The management and staff consists of employees that have undergone extensive background checks and that have broad cleaning and maintenance experience, specific cleaning skills and attitudes for surprising customers with unexpected responsiveness, thoroughness and quality.
